Numbers given on today’s Sunnyview Square

SUNNYVIEW BOARD MEMBER – and Lion – Jerome Sheets built the original and this updated sign. The update in 2020 marked the 50th anniversary of the Lions club’s $4,000 gift in 1970 that  made building the complex “a go.”

Karen McNaul of McNaul Real Estate (a Lions club member) is the current manager of Sunnyview Square.

She reports there are 22 units in the original city block.

Several years ago two buildings were added to the east, along Clark Street. With those included, “Sunnyview Square” is a 32-unit apartment complex on two sites one block apart.

There are 26 one-bedroom units and 6 two-bedroom units, all on one level. Eligible renters include persons 62 or older or disabled at any age.

Overseer of the complex is a seven-member “Sunny View” board, also known as Montezuma Development Corporation.

Officers are Eldon Snook, president; LeAnn James, secretary; and Karen McNaul, manager. Other board members are: Jerome Sheets, Liesl Roorda, Jim Kivi and Patrick Montag.

McNaul commented, “There has been a vacancy problem for several years. When McNaul Real Estate took over the management in May of 2020 the vacancy rate was 28.1 percent.

As of Oct. 1, 2021 the vacancy rate had improved to 9.4 percent. McNaul shared, “At that time (May 2020) nine units needed several repairs to be rent-ready. Since May of this year we have been able to get seven of the nine units rent ready.” She added, “We will work on the other two with grant funds we applied for and will receive with a 40 percent payback with no interest.”

Of this grant for $100,000 the corporation will be paying back $40,000 over seven years at no interest. This grant is coming from Region 6 Housing. McNaul commented, the financial status has been improving but “We just break even.”

A recent improvement was the replacement of all 110 windows in the west complex.
